If you are looking for an overwater bungalow in Jamaica, choices are limited. There are three resorts to choose from, two of them being at a Sandals Resort.
Sandals South Coast
White House, Jamaica
Sandals South Coast is an all-beachfront, all-oceanview resort. The over-the-water bungalows are gorgeous, and the perfect spot for a romantic getaway.

The Over-the-Water Bungalows allow you direct access to the Caribbean’s finest turquoise waters with an expansive patio that features Sandal’s signature Tranquility Soaking Tub™ for two, an over-the-water hammock, outdoor shower, and a suspended patio with a swim-up platform, while the interior boasts see-through glass floors that guarantee undersea views, a king-size bed, and a spacious, spa-style bathroom.
At night, you can enjoy bonfire areas and fire pits for even more memorable experiences. Along with all the water and land activities available at Sandals Resorts, you can dine at 9 on-site restaurants, from Italian cuisine to Asian and Mediterranean, to Caribbean, Jamaica, and more.

The Overwater Bungalows are currently being renovated at Sandals South Coast, but they should be reopened soon. In fact, by the time you are reading this they may be available. You can check here.

Sandals Royal Caribbean Resort
Montego Bay, Jamaica
Just a few minutes offshore from Sandals Royal Caribbean Resort is a private island, you’ll find luxurious over-the-water bungalows.

The main Gregorian-style Great House displays this resort’s decidedly British heritage, which is also noted in unique traditions you’ll find here such as afternoon tea and a rousing game of croquette. Enjoy global gourmet at one of nine on-site restaurants, or explore one of the 12 restaurants you will also have access to at a nearby Sandals resort. One experience you won’t want to miss is riding to one of the offshore restaurants called Royal Thai by hopping aboard an authentic dragon boat.

The Princess Senses The Mangrove
Recently announced and opening in the fall of 2025, The Princess Senses The Mangrove will be the first resort in Jamaica to have an overwater bungalow that is not a Sandals Resort.
The resort features a variety of accommodations, including oceanview suites and overwater villas, each designed to offer comfort and elegance with breathtaking views of the Caribbean Sea
These overwater villas provide a perfect blend of modern luxury and natural beauty, allowing guests to immerse themselves in the serene environment of the Caribbean Sea. Each villa is designed with elegance and comfort in mind, featuring private terraces with direct access to the ocean, glass floors for viewing marine life, and all the amenities needed for a lavish stay. The villas are ideal for couples and honeymooners seeking a private and romantic escape, offering stunning sunset views and a sense of seclusion that is hard to find elsewhere.

Guests at Princess Senses The Mangrove can enjoy a wide range of amenities, including multiple dining options that showcase local and international cuisine, as well as access to a private beach and luxurious spa facilities. The resort’s O’Club, a central feature, offers a sensory adventure where guests can explore self-expression and sensuality through curated experiences that engage all the senses.
Of these options, we recommend Sandals Royal Caribbean since it is close to the airport or Sandals South Coast if you want more seclusion.
